What “coverage” actually means
“Coverage” in apartment locating is more than a map pin. For each metro we work, we hold the following:
- Active property-manager relationships with the PMCs that review broken leases case-by-case. These aren’t public lists — they’re relationships built over 15+ years, and they’re the reason we can place scenarios that a renter searching alone would get auto-denied on.
- Screening-vendor knowledge for the specific communities in each submarket. Which PMCs pull NCAC vs RealPage LeasingDesk vs SafeRent/CoreLogic isn’t published — it’s known because we’ve watched it play out on hundreds of applications.
- Fee and income intelligence on what’s currently being quoted for each broken-lease band. Risk fee ranges shift over time. Income multipliers vary by metro (Austin’s higher than San Antonio’s). We keep this current so what we tell you matches what you’ll actually be quoted.
- Guarantor-provider acceptance lists — which of the six major providers (Insurent, TheGuarantors, Jetty, RentWithCosign, Liberty Rent, OneApp Guarantee) each community accepts for a broken-lease scenario.

Metro-by-metro overview
Dallas (DFW-Arlington metro, Dallas County records) — Highest PMC density of the five metros. Uptown, Deep Ellum, Oak Lawn, and Arlington submarkets. DFW rent levels put many broken-lease approvals in the $200-$700 risk fee band with 3x-4x income requirements.
Fort Worth (Tarrant County) — Lower rent levels than Dallas mean gentler income multipliers on the same broken-lease scenario. Downtown Fort Worth, Arlington, and North Richland Hills submarkets. Often the friendliest DFW-area starting point if budget matters.
Houston (Harris, Fort Bend, Montgomery counties) — The largest PMC inventory of the five metros. The Galleria, Energy Corridor, The Heights, and Montrose submarkets each have distinct broken-lease policies. Three-county records span means we track across three separate county-level databases.
Austin (Travis, Williamson, Hays counties) — Highest baseline rent levels of the five metros, which raises income and guarantor-fee stakes on a broken-lease application. Downtown Austin, Round Rock, and North Austin. Ongoing 2022-2025 supply wave has widened flexibility at some Class A communities.
San Antonio (Bexar County) — Lowest baseline rent levels of the five metros. Riverwalk-area and central-city demand, plus Alamo Heights and Stone Oak submarkets. Income multipliers are the friendliest of the five metros for a broken-lease application.
