Broken Lease Team is a DBA of Intell Realty LLC (TREC Broker License #9006179), a licensed Texas real estate brokerage. We place renters with a past broken lease into apartments across Dallas, Fort Worth, Houston, Austin, and San Antonio. It's the only thing we do.

Why We Exist

## A past lease break shouldn't lock someone out of housing.

A renter who left a lease early ends up with a balance owed to a former community. That balance gets reported to rental-history screening databases, and the report flags the application before a human ever reads it. Most people never get past that first automated check.

Our agents have 15+ years of relationships with property managers across Texas. We know which communities treat a broken lease as an automatic denial, which review case by case, and which specific factors move the needle from denied to conditionally approved.

How We're Paid

## Communities pay us. You don't.

Apartment communities pay a referral fee (typically one month's rent or a set percentage) when a client we referred signs a lease. This replaces what the community would otherwise spend on ILS listings, Google Ads, or other advertising.

Because we're paid by the community and not by you, some renters wonder if we'll steer them to the priciest place. The answer is no. We work within your stated budget from the first call. If a community is out of range, it doesn't make our list.
